Short breaks may be available at short notice for a minimum of three nights.

At the time of booking a short break, you will be given the name of the property reserved for you. However, the owners reserve the right to move you to another property with the guarantee that it will be of the same size or larger.

Your cottage will be ready for you by 4.00 pm on the day of arrival and must be vacated not later than 10.00 am on the day of departure to allow us to have the cottage ready for the next guests. Early arrival and later departure are by prior arrangement only.

The stated maximum occupancy of each property must not be exceeded. 4 in Baillie Scott & Valentines and 6 in Lady Bluebell and The Giddy Limit. The properties are for the use of the guests that have booked, visitors are allowed on a daily basis (within reason) but must not stay overnight.

Our prices include electricity, all bed linen, towels (full towel change half way through a 7 day stay) and WiFi. A small supply of toilet rolls, cleaning cloths, tea towels, dishwasher tablets, washing up liquid are provided along with a starter pack of grocery provisions.

A bed settee can be provided at an extra charge of £25 including linen and towels. We can supply a high chair at a cost of £10 per week or £2 per day.

A non-refundable 30% deposit is required on booking, the balance being due four weeks before arrival. Bookings made within four weeks of arrival should be paid in full at the time of booking.

A good housekeeping deposit of £100 is payable on payment and will be refunded on departure if the property is left clean, tidy and in good order.

In the event that you have to cancel, every effort will be made by us to re-let the property, but if this is unsuccessful the balance will be payable. Holiday cancellation insurance is, therefore, strongly recommended.

We allow one or two small, well-behaved dogs in Lady Bluebell but pets are not allowed in Baillie Scott, Valentines or The Giddy Limit. Please let us know before booking.

There is a charge for dogs of £25 per stay and £10 per additional dog.

They must not be left in the house unattended and must be kept on a lead at all times in the grounds. Dogs are also not permitted in any of the bedrooms or on any of the furniture.
